What moves the price of new siding

No price list here: every house is different, and the contractor who sees it gives you the number in writing. These are the things that make one siding job cost more than another.

The big factors

Wall area. Siding is priced by the area covered, less windows and doors. Two-story walls and gables add area quickly.Material. Vinyl, insulated vinyl, engineered wood, fiber cement and cedar differ in product cost and in labor. Heavier boards and painted finishes take longer to install.Tear-off. Removing and disposing of old siding, especially more than one layer, adds time and dumpster loads. What is found behind. Rotted sheathing or framing must be repaired before new siding goes on. A good quote says how this is priced if found.Openings and detail. Every window, door, outlet, vent and corner needs trim and flashing. A plain ranch costs less per wall than a colonial with many windows and bump-outs.Height and access. Steep slopes, walkout basements and tight side yards need more scaffolding or staging.

Smaller things that add up

  • House wrap, flashing tape and insulation board
  • Soffit, fascia and trim replaced at the same time
  • Gutters taken down and re-hung
  • Painting primed boards after install
  • Permit, if the job needs one
  • Lead-safe work practices on houses built before 1978
  • Season: cold weather can slow vinyl and caulking work

Comparing written prices

Make sure each quote covers the same things: tear-off, wrap, the exact product and profile, trim, soffit and fascia, clean-up and what happens if rot is found. A lower number that leaves out house wrap or trim is not comparing like with like.

Michigan's LARA advises getting estimates from different contractors that state the total price, payment terms, materials and expected time, and never paying for the whole job in advance (LARA homeowner guidance).
